Open Order – Provide contact information or a title request from your lender. We’ll send access to our app or online software.

Title Search – Title is legal rights to property. A title search shows the owner, mortgage liens, judgments, covenants, restrictions, easements, survey and taxes. A title search is completed in 2-3 business days.

Info Requests – A request is made to confirm name, address, closing preference, payoff information and HOA or Condo association information.

Review Title – Attorneys examine title to uncover issues affecting property or ownership rights and verify title can be legally encumbered by the lender.

Complete Title Commitment, CPL & Prelim Fees – These are documents required by the lender. The commitment or title binder is our promise to insure ownership and property rights. The CPL (sometimes “closing protection letter” or “insured closing letter”) protects the lender from errors, fraud or negligence. Prelim fees or closing costs are title fees, government fees and transfer taxes.

Order Payoffs & Demands – Payoff statements are required from lienholders on title. A HOA or Condo closing demand letter is required from the management company. These are items to be paid at closing.

Schedule Closing – Confirm a closing date, time and location. Choose from a traditional in-office closing, mobile notary closing or mail-out style closing.

Finalize Fees & Closing Docs – This involves verifying the title requirements, confirming payoffs and demand letters, preparing a settlement statement or Closing Disclosure (CD) and drafting documents for closing.

Closing or Settlement – An attorney will oversee execution of documents and answer questions.  Loan Documents will be scanned and sent to the lender for review and funding.

Funds Disbursed – Money is disbursed according to the final settlement statement by bank wires or trust account checks. Most refinances have a 3 day right of rescission (right to cancel) allowing you to walk away, no questions asked.

Mortgage Recorded – The mortgage is submitted to the county for recording. The original recorded documents are sent to the lender for safe keeping.

Title Insurance Issued – A title insurance policy protects the mortgage rights against any unforeseeable errors, including forgery, fraud or human error. This includes potential legal fees to defend title against a claim.
